Community Update: Upcoming CDD Projects (Updated 6/16/26)

At the April 27, 2026 CDD meeting, the Board of Supervisors approved several projects that will be taking place around the community over the next few months. We wanted to share a quick overview, so you know what to expect as work gets underway.

What’s Coming Up

  • Front Entry Monuments on US 301
    Both entry monuments will be getting some much needed attention, including pressure washing, mortar repairs, replacement of missing columns and wall caps, and a protective sealant to help preserve the brickwork. UPDATE - PROJECT COMPLETED
  • Pedestrian Bridge Between Avelar Creek Dr. & Avelar Ridge Dr.
    This bridge will receive new decking and railing, along with removal of any overgrown plant material around the structure. Once finished, a clear sealant will be applied to extend its life. UPDATE - PROJECT COMPLETED
  • Pedestrian Bridge on Cowley Road
    Repairs are planned for damaged decking and railing to keep the bridge safe and looking its best. UPDATE - PROJECT COMPLETED
  • Holland Road Monument
    After an inspection by the District Engineer, the monument was found to be structurally unstable. To avoid any safety or liability issues, the Board approved its removal. A decision on whether it will be replaced will be made at a future CDD meeting. Update - The monument has been removed and we are in the process of getting proposals to remove electrical panel.
  • Entry Monuments at Cowley Rd. & Avelar Ridge Dr.
    These monuments also have structural concerns. The Board approved a property boundary survey first to confirm easements, and once that’s complete, they’ll review options at the July meeting. Update - The survey has been completed.
  • Pressure Washing Around the Community
    The three rail fence and columns along US 301 and Avelar Creek Drive, as well as the clubhouse, will be pressure washed once the vendor is cleared to proceed under current water restrictions. Update - They will start on June 24th and shoud be done in 1-2 days weather permitting. 
  • Playground Mulch Refresh
    New mulch will be installed at the clubhouse playground to keep the area clean, safe, and well maintained. UPDATE - PROJECT COMPLETED
  • Pond Fountain Removal 
    Due to an updated recommendation by the CDD's pond vendor after the Board’s decision at the meeting, the removal of the fountain has been put on hold. The vendor stated it is not as beneficial as aerators, but it still helps the pond, especially in the dry season. The Board will discuss any further action if needed at a future meeting. Please note the Board did not approve to replace the lights due to the age of the fountain as recommend by the vendor.

Timeline

Most of these projects are expected to begin by the end of May, depending on vendor scheduling, permitting, and weather. We anticipate everything wrapping up within 2–3 months. Updates will be posted on the community website as work progresses.
